RUBYS LODGE — HOUSE RULES & AGREEMENT TERMS
1. BOOKING, PAYMENT & DAMAGE DEPOSIT
- The full booking amount is paid to confirm your booking. No damage deposit is taken; guests remain responsible for any damage they cause.
- Provided there is no damage, overstay charge or other breach, your damage deposit is refunded in full within 24 hours of check-out.
- Change of heart: you can cancel within 12 hours of booking for a full refund.
- Cancel 3 months or more before check-in for a 50% refund of the stay and add-ons; within 3 months the stay is non-refundable but add-ons are refunded.
- Date changes are free, subject to availability, for new dates within 12 months of the original booking. If the new dates cost more you pay the difference; if they cost less there is no refund or credit. If you cancel after moving your dates, the refund is based on the original dates.
- If we have to cancel, you receive a full refund and we will help you find alternative accommodation.
2. CHECK-IN, CHECK-OUT & GUEST NUMBERS
- Check-in from 3:00pm, check-out by 10:00am.
- Rubys Lodge sleeps up to 2 guests. Only the guests named on the booking may stay; no visitors without our prior approval.
- Arriving with more guests than booked is a breach of this agreement and may be charged at the correct guest count, or the extra guests asked to leave.
3. NO PARTIES & QUIET COUNTRYSIDE
- No parties, events or gatherings of any kind.
- Quiet time is from 10:00pm. Rubys is in a peaceful rural area near Buskett.
- No fireworks, sky lanterns or firecrackers.
4. SAFETY & THE GROUNDS
- No swimming in the reservoir (it is home to fish), and children are not allowed next to the reservoir.
- The garden is fully private and not shared with anyone. The two other reservoirs you can see belong to the neighbouring farmers, who sometimes come to check on them.
- Children must be supervised by an adult at all times outdoors.
- Smoking outdoors only. No candles or open flames indoors.
- Use the BBQ only in its set spot, never leave it unattended, and clean it after use.
5. BINS & RECYCLING
- There is no rubbish collection at Rubys. Please separate your waste: glass, cans and plastic separately; everything else goes in a black bag. Keep bags outside, not indoors.
- Stays of up to 3 nights: leave the separated bags outside and we collect them at check-out.
- Stays of more than 3 nights: please take your bags to a community bin during your stay.
6. AN ECO-FRIENDLY LODGE
- Rubys is eco-friendly accommodation. Please switch off the air conditioning and the lights whenever you leave the lodge, including during your stay.
7. LOOKING AFTER THE LODGE
- No nails, screws, tape, pins or adhesives on walls, beams or doors.
- Please don't move furniture between rooms or outdoors.
- There is no washing machine at the lodge.
- Damage beyond normal wear and tear is deducted from the damage deposit; costs beyond that are invoiced separately.
8. PETS
- Well-behaved pets are welcome by prior arrangement. Pets must be kept off furniture and beds, and you are responsible for any mess or damage caused.
9. GOOD TO KNOW
- We strongly recommend renting a car. Rubys is perfectly placed to explore the natural, beautiful side of Malta, and ordering a taxi every time gets tiring.
10. GENERAL
- The venue accepts no liability for personal injury, loss, or damage to belongings, except where caused by our own negligence.
